NillWe booked this property through Grand Welcome Austin, which was an absolute breeze and I can’t say enough good things about them. Pros: -Our suite and the entire home was beautiful and immaculately clean -The beds are SUPER comfortable -We appreciated the blackout curtains -The property was in a more quiet area, but is still very close to restaurants / downtown areas Cons: -When we arrived at 4pm, our access code didn’t work. The cleaner was showing up at 4pm to clean the space and told us that there was a miscommunication and we ended up waiting almost another hour to get into the suite. Not a super big deal, but just something to be mindful of - The biggest headache for our group was the shower - it was essentially a few small streams of water (with terrible water pressure), and 2 of the days the water never warmed up so we all ended up taking sink baths instead. When you’ve spent all day exploring Austin and are ready to get refreshed, this is a big issue. -All of the Roman shades in the bedrooms are broken. One of the windows had the latch broken off as well - pretty easy fix for everything, but still. Overall, the space served our needs for a quick weekend trip!

★★★Overall our stay was fine. We were part of a wedding party where we rented the whole house, which worked really well. It was great to have everyone in one place to hang out and get ready. Downfall, kitchen is the only “hang out” area in the home. Every room has its own bathroom which is nice, however the showers/tubs are not ideal in each room. Two rooms had large, deep soaking tubs with shower heads but no curtains. Many of us used the other rooms showers. Downfall of the showers, took about 5 minutes to get any warm water! |There were dirty, used underwear stuffed in one of the closets which was definitely off putting. (Also read this is another review…how long have they been there?!?!) |Beds were comfy. House, although old, was surprisingly quiet when people walked around or were hanging out in the kitchen-couldn’t hear them upstairs. |Towels were sparse. We did find the extra ones, but with a home that can host 20+ people, there need to be more towels and toilet paper!! |Location was great! Walking distance to a few places. And a quick 5 minute drive to S Congress. It was also only 2 blocks from Caswell House where the wedding reception was, which was fantastic. |Overall, if you have a really large group of friends, who don’t need a living room to hang out in and don’t mind sharing bathrooms, I’d recommend this place. 3.5/5 for me.

NillI would not recommend this place to anyone that would like to have a private, clean, bug free stay in ATX. This place has cameras on the inside of the property, which made everyone incredibly uncomfortable. There were ants in all the first floor beds. Two people of our party left with ants in their suitcase. One person had ants in their bed. We were told explicitly to not damage the walls or there would be $1000 fine. We complied, but we also noticed that the previously fined guest damages did not go into actually fixing any of the wall damage. There is a huge chunk missing from the wall in the first bedroom. None of the baking sheets are actually clean - the cake on grease was so bad that we just ended up buying our own, even though we were told that there was a fully stocked kitchen available. There was mold in the bathrooms that were not addressed or even cleaned properly. This day was a really disgusting experience overall especially with our privacy being invaded due to the cameras. Edit: it wasn’t one issue, it was a bunch of them. This place was disgusting, with greasy sheet pans, mold on the shower curtain, dust in the minisplits, actual holes in walls and a 1000$ fine but “we won’t fix the holes”. This entire place is predatory and even without the interior cameras, it is a sitting hazard.

★The beds were disgusting. They had stains and hairs on ALL beds. There was also used underwear and lingerie left behind. |Trash was left behind. The place was just unclean and absolutely gross. I do not recommences place to anyone. |Also, we aren’t even sure who they were, but just walked right in to give towels because they weren’t done by the time they arrived. Which that in itself is not okay. They should have knocked on the door and stated who they were. Not just input the code, and let themselves in since we obviously had no idea who they were.

★★★★Wonderful historic and newly renovated gem in Judge Hill. The owners are extremely kind and accommodating with an appreciation for local artists. You can see this from the pictures of the rooms and throughout the common spaces. Each of the guest rooms were very clean, uniquely decorated, and spacious, making it perfect for a girls trip, romantic getaway, or some quality family time. When we stayed they were fully booked and I heard very little noise from other guests. If you are looking for the convenience of city life but want to feel tucked away, then this is the place. The owners also provide a daily list of recommendations, weather, and happy to answer any questions you may have about Austin.

NillThis place was awesome! The decor was spot on. The place was very clean and had a good open feel to it. The beds were amazing. All the windows letting light in was great. The historic neighborhood was really cool, and surprisingly quiet. The original Austin High School is next door which is now ACC. Walking distance to Shoal Creek trail that takes you right into downtown with plenty of restaurants, bars, and patios to hang out at was convenient. The Capitol building is just a few blocks away. The community kitchen and dining area had everything you needed to cook your own food and plenty of seating for guests to still have their own spot. Complimentary coffee that can be made in a French press in the morning was a nice touch. The sweet owners are hands on and we're also staying there during our visit. They always made sure we were having a great stay while there and made sure we didn't need anything. The only thing I would give the heads up on is that if you're coming with guests, the bedrooms don't have any doors or curtains for privacy. I'm sure it's to create that open feel, so if that's not a big deal, I would definitely recommend this place.

★★★★★Amazing stay at a beautiful boutique hotel! The owners, Ying and Lewis, were gracious and welcoming, knowledgeable about Austin, and full of great conversation. They also made us feel very comfortable with their handling of COVID (wearing masks, taking temperatures at check-in, etc.). The hotel itself was immaculate and beautiful with incredible artwork throughout done by the owner’s daughter! The central location was ideal for us to be able to take in much of the city even by walking! After a few days at Adina, you won’t want to leave!
