★★★I give this a 3, and that’s being generous. This is our 3rd time here. The first was a two week stay as Thousand Trails members in 2022. Like most Thousand Trails and Encore ‘resorts’ this place leaves much to be desired. Since it was only for two weeks, and not charged due to membership, it was at least tolerable. I would not recommend Thousand Trails and we did not renew. We stayed here again for the 2023-24 winter, mainly due to some friends and the location as non members of Thousand Trails This season we are staying for a month on our way further south. It will be the last for sure. Many of other reviews are spot on. Site was no where near level, grass and weeds were high, except for the fire ant hills which were all over the property. It was noisy as hell, sirens all day and night, trashy seasonal sites and garbage all around, no trash cans to be found anywhere, which is an inconvenience when walking and cleaning up after our pups. Maybe this is why so many people leave their dog droppings lying around. Most campgrounds pick up trash at the site, this one doesn’t. ||Our site was wide enough, but many are tight and they squeeze in large rigs. Since we reserved last lear we were able to pick the site in advance. ||From now on we are KOA all the way. Sure there are some KOAs that are not as good as other KOAs, but they are all better than this place.

NillOur stay here began a little rocky due to power issues with both our pedestal and an employee who insisted on having us plugged into a faulty pedestal. Once the power issues were resolved, the rest of our stay was rather enjoyable. Eustis is a quaint "old Florida" town with good restaurants and a lovely waterfront park. Mt. Dora is beautiful and very close to the resort. Mt. Dora hosts many festivals each year. There are a lot of other places to see and things to do within an hour or so from this well situated resort. Things were understandably a little messy. We got there not long after Milton. Mel, the manager, is very gracious and helpful as are most of the people working there. Some of the sites seem very small, but most are big enough for your typical rig, outdoor stuff, and vehicle. Our site was huge. So huge that I could have parallel parked the rig in it. We didn't use any amenities, but they have your typical RV resort activities. Their laundry room is huge, with a dozen or so of each machine. All in all, it was a decent stay, and we would return should the situation arise.

NillArrived and were put in a standard site after reserving a premium site. The site had no cable TV or wifi. Even though the campground was not even half full, we were put in a site that was as close to the public highway as you could get. The roads are a trucking thoroughfare which gave us little to no break in noise. We were right by the back entrance which the park started repaving the day after we arrived and continued for three days. The noise from the construction equipment started in the morning and lasted most of the day. Again, the park wasn't even half full and we could have been put in any number of sites to solve these issues. It was never offered nor was the price adjustment for being in a standard site versus a premium. Also, the pool was closed down and the bocce courts appeared not to have used or maintained for a long time. I would not recommend Southern Palms at all.

NillIt started out good. The gentleman who helps you park was great. From there not so good. I called before I arrived to ensure there would be activities and was told yes the activities were up and running. The pool and hot tub are closed. The activities I would like to do are on the other side of the highway so I asked about moving over there. Nope, only park models allowed. No problem, I will walk over. BUT, you can't walk as I was told you would have to walk through the fairgrounds and a big ditch. Asked several people and told not to try. Asked about a shuttle, nope. OK, I will drive my rig as I don't have a tow vehicle. Nope, no room to park over there. It was suggested I try asking for a ride in the Facebook group. Nope, no replies to the post. Looks like my only option is a taxi each way. Not very happy right now. This should have been posted on the website before I booked.

NillPark is well kept. Staff is helpful. Bathrooms and showers are clean. They have recycling too which I was happy to see because not all parks do.

NillWe were only here 3 days. Pool was closed, but you can drive to the pool in the other older part of resort, about 3 minute drive. No litter. All animals leashed. Clean dog park. Womens restroom smells so horrible and has standing water that doesnt go away, but is clean. Im not sure if they have a repair in progress or not, but the facility is clean. They has a calendar of events, dances, potlucks, bingo for residents and the long term residents we met were so kind;)
