NillMoldy, outdated, and dirty, Briarwood has definitely gone downhill over the 45 years my family has owned the timeshare property there. I had to remove cobwebs from the ceiling and literally could not stay during my week’s vacation due to a severe mold allergy. The window air conditioners are loud and not working well at all. It should be noted that there is no WiFi available at Briarwood!! There is a fee of $50.00 due at check-in for some type of service that was not expected or explained. You cannot receive your keys until that is paid. Check-in is at 4:00 p.m. and check-out is at the very early time of 9:00 a.m. which basically means you lose an entire day of your vacation. When I went back to the “resort”to return my keys at 9:00 a.m., the condo had already been entered and the bed, that I never slept in, had been stripped of linens. It was obviously done before 9:00 a.m. When I asked why that was the case, the answer was rudely told to me that check-out is at 9:00. I observed other people turning their keys in well after 9:00 a.m. The walls are thin and you can hear the guests in the attached unit through them. It’s especially loud when someone is walking upstairs. The “resort” is a dual ownership one so there are many people sharing the few amenities that are offered. The pool water looks very dirty (I did not go in). There are not enough lounge chairs for everyone to use. I sat by the pool only one day and it was loud with lots of splashing by unruly teenagers. The one positive comment about Briarwood is its location as it’s close to downtown Falmouth.

★★★★★the place is nice and is big enough for us . we had a 2 bedroom and 1 full and half bath. full kitchen came in handy and a charcoal grill in the back patio which is private by fence. and the place is not far from the town beaches . get a resident parking pass at the front desk. and the pool was nice 8 ft. deep and hardly any one there . we had great weather which helped . I enjoyed this resort and would go back.

★★Resort is in a good location for activities which is great because there isn't much of anything to do there. Units are old and dated. Wall unit Air conditioners that are very noisy. Thread bare towels and bedding. Not enough dishes and utensils for 6 people.

★Briarwood is not habitable. I could not stay during my week 8/31-9/6 due to a severe mold allergy. The smell of mold was apparent immediately upon entering.|The units are dirty, dated and overall poorly maintained. The AC in the windows are noisy and useless.| My family has owned our timeshare at Briarwood since 1979 and the wear and tear of the units and grounds are deplorable. There seems to be no care or concern about upkeep.||This “resort” should be condemned.

★Had to pay a $50 utility fee. Did not have any shampoo, lotion and etc. The grounds around our condo, there were tree stumps, no flowers or grass. No wifi in the condo, only in the office or around the pool area. The sheet and blanket were too small and would come out at the bottom.

★★★★★We were well received and found our stay to be relaxing and pleasant. The staff was helpful in showing us the restaurants and attractions in the area. Ours expectations were minimal, so out results were more than satisfactory. The proximity to area attractions was well appreciated. We were out and enjoying the beach each day and did the touristy type shopping with little traffic, which is why we chose to visit in the fall - before the fall colors made their appearance.

NillIt is like glamping. It’s rustic and cozy, not a lux experience. Things around are dated, appliances, air conditioning, furniture, cabinets, fixtures, etc. The TV’s are flatscreens 👍 basketball hoops are new 👍 there are activities for the kids but they all require adult supervision. It is parenting your kids in a different place. There is no relaxation for parents. It’s fun for children who have supervision but you cannot leave them alone at all. Too many shady vehicles in and out of the property. Anyone can drive in here, there is nothing private or exclusive for timeshare owners.

★★★★I'm basing review on everything but lack of in-unit wifi. I don't know what to make of that situation on the Cape. Maybe there's a military angle, like stranded whales from sonar. ||All but the fanciest of fancy resorts and hotels use solid foam mattresses with no springs. Usually I bring a memory foam topper packed in a hard case, but I read here Briarwood beds are good. I wouldn't go that far, but they're topped with foam. I brought my own pillow. Theirs didn't look so good, but I don't know. Much square footage for the buck. The sofas are unique for timeshares; you can sit without being crippled after half an hour (most places use extremely low density foam sofas, which probably cuts down on having to clean and maintain living room). I brought memory foam cushions for the dining chairs, which are bare hardwood, of course. I guess the kitchen is a drag if you are used to better, and the bathroom was built before we all had big bathrooms, but they were clean. The sound from in wall a.c. units aren't bothersome, due to rooms being pretty big. I'm guessing long term owners and local realtors own most Summer weeks and keep maintenance fees low. If a big timeshare co came in and spent for renovations the rates would be too high for those of us on budgets. 3 stars, but giving 4 to keep keep average from falling deceptively low.||
