**Disappointing Experience - Avoid This Villa and StayVista at All Costs** We had a truly disappointing experience at this villa. For the price we paid, we expected top-notch service, but the reality was far from it. The caretaker Mr. Khemchand was incredibly arrogant and uncooperative throughout our stay. He had his own set of strict and impractical rules, making it impossible to relax or enjoy. For example, we were required to order dinner early in the morning, and if we wanted to add any extra items later, he flatly refused. The food itself was a disaster – either bland, lacking salt, or even burnt – and when we pointed it out, the caretaker refused to accept any feedback. It felt like our concerns were dismissed every time. The lock of one of the rooms did not work. Having asked the caretaker he was clueless hence no privacy. There was no water in the water tank at 7.30 in the morning. Despite paying the full amount, we ended up leaving the villa early because of the unbearable experience. To make matters worse, when we raised the issue with StayVista’s relationship manager, they were equally unhelpful. This villa is absolutely not a place for a vacation, and I strongly advise against booking through StayVista. Overall, it was a waste of time and money. A big NO to this villa and the booking service.

My family was really disappointed and appalled by the service provided by the caretaker Mr Khemchand. During our vacation we had stayed in several villas in the remotest corners of Himachal but this was the worst stay we experienced being the most expensive property among all of them. Mr Khemchand is not at all cooperative and has a blunt "NO" answer to most of our request. He is not receptive and wants the guest to stay as per his whims and fancies. The food we are being provided by him was being made out of compulsion. The food was tasteless, uncooked, sometimes burnt. Also, one room of the property doesn't even have keys, neither can the door be locked from inside, there is no privacy. The caretaker leaves the villa at night locking the kitchen door from outside. We cannot lock this particular door from inside, so the caretaker has access to enter the property anytime of the night and can even enter my private room anytime since we cannot lock it from inside. All we are told for this is that we have no keys you have to adjust. Please find attached the picture of how we stayed in the room by blocking the door with our luggage in fear. There was a 3rd room also but since we were two couples with a child they locked the 3rd room saying since you don't need it we will keep it locked while we had booked the entire villa. Apart from this there have been numerous other situations which we have just chosen to ignore like no water in the tank at 8 am in the morning , no hot water in the morning etc. He will not provide any heaters in the room , in short he is a dictator. He justifies by saying the house is made of wood you will not feel cold in the night. We felt as if we are living at a hostel or in a camp where we need to adjust to whatever is being provided. Mr Khemchand does not belong to the hospitality industry. Never book this property if Mr Khemchand is the one who will host you. After complaining to Stayvista (that claims to list 1 in 100 properties) all the relationship manager Ms Manju could say was sorry and this will not be repeated in the future as if we will be booking this same property again. We stayed there for a week 27th oct to 3rd Nov and it was amazing Khemchand and his helper were too good Home food amazing sit outs and garden, perfect location away from the rush of Manali but still close by that you can walk to town We were 6 people and had taken all 3 rooms Only request to the owners to increase the Geyser capacity as this was our only challenge everyday and it becomes quite cold other then that amazing place

Loved the place. Loved the service.Food was very good and the location is mind blowing.Mr. Khemchand is a very good cook.will definitely visit again.

One of the most beautiful place I have stayed in. The house gives an ancient feel with wooden interiors. Their garden is the most soothing spot in the entire house as it has so many flowers. The caretaker was very welcoming and the cook prepared the most delicious North Indian food. Do book this villa if you are planning to visit Manali.

Stayed here at kathguni house with our family. We really enjoyed every moment of our stay. Gaurav was awesome . He really helpful throughout our stay. Very well maintained property by stayVista. Kanshiram jee and his team on ground are great . I woould really like to recommend this place. Keep it up👍

A beautiful property in Old Manali away from the crowd and yet close enough to go and have a party when you want. Old style of mountain construction gives the place a very warm feeling. A must stay
