Great value for price! Clean and large room with private en-suite bathroom. Only had a few nights booked, but extended my stay. The owners are really sweet and helped me with everything I needed and the food is very nice, too. It’s a little up the hill, so a scooter is helpful to get to the beach, but the ocean view is really nice.

Needs maintainence.Rooms were not clean...cobwebs,spiders,dust. Property was not maintained as expected from FAB hotels. Toilet seats too small to even sit properly and without knocking your knees in the wall.It was a task carrying luggage over so many stairs. Only plus was nearby to Mandrem Beach and on main road .Staff was nice and cooperative. But will only recommend for budget travellers or one night. Book some better place if you are in Goa.

Worse service and it take more than 1 hour between starter and main course even after that staff not realise and not polite at all staff behaviour irritate when they does not acknowledge your inconvenience. Basic things was missing Chinese not serves with sources. Big thumps down.

The family running the hotel is lovely, welcoming , always ready to help. Makes you feel like home, which is very touching and heart warming .|| Beautiful sea and palmtree view as well as all one needs for a comfortable stay. Very pleasant and a nice location only a walk from the beach , shops , restaurants.||Would recommend , especially for the hospitality!

Okay let’s start from the pros: -staffs were friendly! Promod helped us with everything -superclose to mandrem beach , just 300 meter , and 1.8 km from arambol -parking space -the view from the stay is kinda nice Now the cons: -the bedsheets were not that clean - the rooms are not worthy for the amount we pay… we paid around 6k and it was not worth for that amount -the bathroom- so the bathroom is so tiny… you cannot sit on the toilet seat if you have long legs… I mean it is so close to the wall, you feel like the space between your nose and the wall is like 1-2 inch… that close -too many ants …

1. Food is average. However the cost is too high compared to the quality. You can get much better fish thalis at a lower rate in many other restaurants in arambol. 2. Waiting time is too much as they have only 1 chef.

Very nice hotel available at reasonable prices. The hotel is located at walking distance from Mandrem beach. The rooms are neat and clean with all the basic amenities. The hotel has its own restaurant which serves delicious food. The staff is very cooperative and helping. The owner of the hotel is a very nice and gentle lady.

We cannot trust this hotel for our bookings. They may cancel at very last moment leading to very difficult situation for guest. They will just say simply "sorry" or "apologize". But these don't help us to resolve our issue. Don't book this hotel, as booking will be uncertain. Go for some other option where you can rely for your confirmed stay. Pathetic Experience.
