I stayed here a while, so it’s not that bad, although I do think it’s overpriced for a long stay serviced apartment; the occupancy seems very low. |The good thing about this place is that there is only one apartment on each floor so there is no noise in the lift lobby outside your room and no door slamming from other residents to disturb you.|The size is OK but is not the area that will be quoted to you which is basically the whole floor level area which includes 2 emergency escape staircases. |I stayed in a Studio III unit, it’s bright (but the roller blinds don’t block out all the light and there is no blind in the kitchen area so in the early morning it’s light in the apartment). |The bed is comfortable and the shower room is a nice size. Hard to get the shower water temperature right in the winter (either too cold or way too hot), ok in the summer when you want a cooler shower. |Kitchen has a sink, single electric induction hob, microwave/grill, toaster, kettle (but there is no electric socket except for one in a storage cupboard), glasses, utensils, crockery and cutlery. |Cleaning is every day, those ladies never seem to have a day off. But it is quite superficial but adequate. Bed and towels are changed twice per week. |WiFi is generally ok but cuts out every now and again. |Some noise can be expected from Hollywood Road if in a lower floor unit. |There are two washing machines and two dryers on the rear terrace at level 1 but one dryer has been out of service for months and it’s hard to get use of the single dryer especially in the morning (I think the housekeeping staff are using these facilities). |Look around there are plenty of serviced apartments in Hong Kong. |The location of this one is very good, near Sheung Wan and Soho. |

I stayed here for 2 months. Note that utilies are not 100% included, it's capped at HKD1k & u cover the excess.||Entrance - 2: main & side. I hardly use the side as it's dark after sunset, also I was worried of stray cats or rats in the alley.||Premise - Lotsa privacy as it's only 1 unit/floor. Only 1 lift means when it breaks down (& it does!), u're left with the eerie stairs access;|Facilities - 0 ||Location - in the midst of Tai Ping San, ranked the world's 7th coolest street (2022). Depending where u're headed, it's highly accessible or pain. To Sheung Wan MTR station or main Queen's Central road, u've to go up/down a flight of 86 stairs. It's only less than 10min walk to central escalator, LKF etc PMQ is just round the corner. Note that this is an area of slopes & stairs. No lack of (western) eateries nearby but not cheap.||Service/Support - there's NO phone in your room. If u need help, u call reception via your own mobile. Staff are generally friendly but when it comes to help, it depends who u approach. The lobby is dark & empty late at night (or early mornings) without staff. TV channels are LIMITED, not even local FTA channels! |Wifi - only in your room, nothing beyond, not even common lobby lounge area;|Cleaning - daily cleaning, including washing of cutlery etc & clearing waste bags;||Room - Bright with the big windows, so u dun feel claustrophobic. Space & storage are luxurious in HK context. I can do HIIT or ironing without much constraint.Wardrobe space is great for pants & long dresses. Lotsa drawers for folded items. The shoe cabinet is decent for at least 8 pairs of shoes. Bathroom is decent with enough cabinet space;|Kitchen supply is standard with microwave, electric stove & mini fridge (with tiny freezer!) |Power points are awkwardly position & limited. I've to boil water on the floor as the nearest one in kitchen is the same one I need for laptop.|Pillows didn't work for me. It was too soft & flat.||Laundry - on the 2F outdoor foyer (won't suggest to stay on that floor btw). Upon landing, u still have to do down a flight of stairs to reach the area. Unlimited supply of detergent & softener. Being outdoor means u only do it on dry days & daytime, since no lighting at night. I wouldn't anyways as it feels eerie, including stairwell. There are only 2 sets of washers & dryers. During my stay, 1 of the washers was faulty, so effectively there was only 1 washer to Q for. This doesn't help when the staff also use them for hotel's laundry.

Its a great position and very handy for the escalator. Rooms are very light, the bed is comfortable and the cleaning service is very good. There are two washers and dryers but the detergent provide is too cheap to wash clothes properly so I had to buy my own.||||There is a very small uncomfortable couch with little back support, The cushions were filthy so I had to wash them. The couch itself looks as if its never been cleaned. and is stained.||||However maintenance has gone down hill since my last visit. Water damage in the foyer has been covered over with tape for a couple of months. My room had stains on the ceiling from a leak.||The carpet outside of my room is filthy and looks never to have been cleaned.||||There is an outside area which cannot be used as it has been 'under construction' for several months. It looks as if it only needs a broken board to be replaced and others to be nailed down.||||Talking to a long term resident I was told that the windows haven't been cleaned since last year. Mine were very dirty and covered in stains. ||||The concierge is friendly and helpful but when he is not there his replacement speaks no English. ||||Overall it feels as if the owners are spending as little as possible but charging as much as possible. Jones Lang LaSalle are the management company who are very reputable but I am guessing they have not been given the budget to actually maintain the building properly. Without this I caan only see things getting worse

Leasing agency offer no flexibility or customer service. Billed for items, which were not in the room. ||Pricey accommodation for what it is. Small, simple studio rooms, but clean and in a good location.

The good:||- location||||The bad:||- loud AC in a small room, positioned to blow onto face when sleeping at night||- not so clean bed sheets and towels||- exit alleyway is next to a restaurant, often piled with garage and blocked by people smoking||||Was glad to move out at the end of 1 mont term. Would not recommend here

Nice location, clean apartments. The only complaint is that it is very hard to reserve, as they don't have insight into availability until two weeks in advance

The best service apartment I’ve ever stayed at. Their staff are so friendly and helpful.
