If you’re expecting even the basic level of service at this hotel, prepare to be disappointed. When my family and I checked into the Four Points by Sheraton Omaha for a weekend tournament, we were first placed in a room that smelled like urine and had visible stains. The toilet wouldn’t flush properly where I had to jiggle the handle multiple times just to get it working. The condition of the room and property overall is unacceptable and clearly not maintained. We requested to move rooms, and unfortunately, things didn’t improve much. No housekeeping service was provided at all during our entire stay. Not even a basic “stay-over clean” with no trash removal, no fresh towels, nothing. When I raised this with management, the manager Lori told me their records showed our room had been serviced, and that maybe I was expecting a full clean instead of a stay-over. That was not the case, we didn’t receive ANY service. What made this worse was how the situation was handled. Management assumed the documentation was correct without verifying the facts. No investigation, no resolution, and no real apology, just a scripted “thank you for letting us know so we can do better.” The front desk staff was polite and acknowledged my concern, but nothing was actually done. It’s clear the housekeepers are reporting false cleanings and the management is just checking boxes rather than truly caring about guest experience. As a longtime Marriott member, this is the worst service I’ve ever received. If you’re looking for cleanliness, service, or even basic hospitality, do yourself a favor and stay somewhere else.

While the hotel initially appears to be a good business-travel oriented space typical of the Marriott brand, the rooms are in need of maintenance. In the bathroom, the ceiling was peeling off, the toilet was not properly fastened to the floor, and the shower backed up several inches during a quick rinse off. The stairwell fire doors also didn’t function properly because the carpeting on the floor prevented them from closing and another door had a faulty latch. The area of town is also not the greatest- off a busy highway, although we didn’t hear any noise in our room. Their pet fee is very high- $50 per pet, despite being listed as per stay on several travel sites like Bring Fido.

The hotel room smelled of urine. There was a spider next to the bed, and I believe there were spiders in the bed. The blankets were itchy. The pool was nice and clean, along with the hallways and lobbies, but otherwise I would NOT recommend spending your stay here. The breakfast wasn't pleasant. Very limited options. The people who worked there tried to stay on top of their job, but they were just hovering over us, trying to clean areas that we were using. The front desk lady was very bland and off putting. Not helpful and very slow with her work. She was lacking social skills and was rather racist. We asked for a blanket and she claimed she didn't have any in a rude tone. It was clear she didn't enjoy her job. Overall, this stay wasn't the best.

Do not stay! Multiple reviews about bed bugs and spider bites but didn't see it until after we checked in. Staff is lazy. Called once due to the door not working... said they would send someone up and never did. Eventually we got the door unjammed ourselves. Had to call down again because our TV won't work. They said they would send someone up. Never did. Went down to the front desk to ask again. Was told they didn't know how to fix it and they would have maintenance check it out in the morning. We replied "we check out in the morning " They apologized and offered 1 free breakfast voucher for our family of 7 for the inconvenience. Because of some event in town and due to this hotel not being able to accommodate our family we had to get two rooms and paid over $500 for one nights stay. This is one step up from the dumpster outside. Also, beware of the 2nd elevator! It has a sound of death and it shakes horribly! Last inspection was over 3 years ago.

Positive: Staff was very friendly. Room was bigger than we thought, it as a nice surprise for a suite Negative: Hot water in the shower only was luke warm, at best. Faucet in bathroom sink was fine, it got plenty hot, but not in the shower. It's the only reason I rated the room an 8, otherwise would have been a 10.. Replace the shower valve in room 200.

Stayed here for the Berkshire meeting. It was a quick and easy drive into downtown. Room was fine. Comfortable beds. Well attended by cleaning staff. My one complaint, and I've noticed that too many hotels to do this now, not just Sheraton and Marriott: not enough places to hang your wet towel after your shower. I'm baffled by the lack of this simple and useful feature in hotel bathrooms. I was forced to use the desk chair or the shower curtain rod. There was a strange technical error with the front desk computer and my room number was switched on the second day of my stay. That caused some confusion with the cleaning staff and front desk and myself. The management team was apologetic, transparent, and made a generous offer as a gesture. This makes all the difference. Technical errors happen within every organization. It's how you address these issues with your customers that matters. Not every company demonstrates care and appreciation for their customers when this happens but Marriott/Sheraton does. I really appreciated the apology and the generous gesture by management at Four Points Omaha. I'm writing this well after the buzz from the two complimentary cocktails you offered me at the bar sweetly faded away, so there is no Tito's induced manipulation going on here. I'm very sincere and appreciative. Thank you for a friendly and comfortable stay.

A slightly older building, however, the staff are super nice, they have a bare a night where you can unwind. The location is perfect. They are very dog / pet friendly. We stay here every time we are in Omaha!!

Positive: This hotel is an underappreciated gem right in the heart of Midtown Omaha. It has incredible bathroom and room fixtures. And plenty of outlets for charging your electronic devices. A great place to stay! Negative: No
