Very very bad stay. The photos shown online is entirely different from the rooms we were given. 3 rooms without any privacy, and just 1 bathroom. Not worth 5k we paid. Rooms were very old and not at all maintained. Unfortunately we had paid advance online, otherwise seeing the room condition we wouldn't have stayed here. If you're reading this review, don't book this place and save yourself some time.

My stay at Heathcote was extremely disappointing. The 3-bedroom villa was misleading—one of the bedrooms was actually the kitchen itself, and there was only one bathroom for all three rooms. The geyser didn’t work properly, and the blankets were smelly and unhygienic. On top of this, the lady managing the property was manipulative. I had read negative reviews before booking, and unfortunately every bad review turned out to be true. This place is not worth the money and definitely not as advertised.

Location is good. View is good but that's it. Property host is an aged lady so don't expect much service from her and that's understandable. We were fournate ones to get the best portion in the property which had privacy and good view. Aunty was upfront that part is too windy all the time but still it was best option. There is nothing near the property so please get your things in advance to make your stay comfortable. Rooma surely needs to be attended more frequently to keep them clean.

We went here after booking a 2bhk through an online platform. Once we arrived at the location, the host informed us that the ones we booked are already occupied and showed us another one instead. The rooms were having no privacy at all, old and were very basic. You could go from one bedroom to another, and the funny thing was that there was only one bathroom and it was attached to the last bedroom. Absolutely no privacy at all! Thankfully, we didn’t pay while booking, so we didn’t get scammed and cancelled the booking.

Anyone booking this property please read this review if you dont want to ruin your vacation. This property is owned by an old lady in her 70s. It's very evident that she has no clue on technology use. And plz for heaven sake don't go with the photographs posted online. She has 6 portions (so called cottages) in this place. And has posted pictures probably of the newest. I went by the pictures and booked this stay and called this lady for confirmation. She seemed clueless and said she will get back to me. After a while she called and said she has received the booking update. She again called after a hour and asked for advance payment. I paid her 1.5k advance without hesitation. But this lady was very cunning and never revealed any of her plans. Only upon arrival (we visited on a long weekend in April-summer vacation) she showed us the portion that she planned to accommodate us. As somebody else mentioned in their comment it was a 'garage'. Oldest rooms of her house was given to us. I am sure this lady received bookings from multiple sites and didn't know to block ones that were confirmed by other sites. And shamelessly she asked me for the remaining money. I can't believe I paid 5k for the dirty rooms of her own house. I could literally walk to her bedroom from my portion. I mean to say zero privacy. I could have definitely gone for a better option if I was informed in advance about the actual place she planned to accommodate us. Considering factors like her age (must be 75 plus) and the peak season - non-availability of rooms/wastage of time in hunting a better option on the actual day of vacation, we decided to adjust. But I will never suggest this place to anyone. Parking facility is bad. There were 4 cars on the narrow parking area. We had to leave for sightseeing at 6 am on Sunday morning. We had no option but to disturb an young couple that early in the morning just to remove their car so that we could take our car outside. Strictly not a place for elderly. Need to walk along steep path from the parking area to reach this 'garage'. Roads are narrow but decent location. But not a single shop nearby, we wanted some toiletries as nothing was provided despite charging 5k for her haunted house. Bachelor's may somehow adjust, but definitely not for couples, couples with kids or elderly people. Despite doing all this, she had the audacity to come and ask me for reviews. I am sure all good reviews she got is just sympathy votes!!!

Myself and family stayed one night and we experienced most beautiful Ooty nature. Property located beside hill and we can experience nice scenery, drizzling cool climate, fresh air,….Property owner is an amazing anti she made our stay homely. She is considering the guests as their family member. Thank you Vatsala anti for everything. We will come again🥰

*Worst experience received from this property owner! I had booked the three bedroom villa for my family on 1st april for 13th and 14 th of april, 2025. But when the demand increased further due to vacation, this lady called me and was very rude forcing me to cancel the booking i had booked in booking.com. The lady is very arrogant and didnt expect this.. Our trip was cancelled at the last minute due to her behaviour.. So if anyone thinking of booking this property during your vacation, plz find better properties other than this. The hospitality we received even on booking was horrible.. There is no guarentee for your stay.. This lady will spoil your day.*

We (a group of 5 college friends) had a nice time at this cottage. The owner was very friendly (she can speak fluent Kannada, and some decent English/Hindi to get by), and helped us with all the stuff we needed, like spoons, towels, allowed us to get drinking water as many times as we needed. The bathrooms/washrooms were also pretty clean and hygienic. She allowed us to use extra washrooms if ours was occupied. There were no fans or TV in the rooms though, but honestly the weather is great in Ooty that we never needed it (talking about early March or start of summer) Overall, it was a pretty good experience, and would recommend this place for a stay at a decent price.
