Avoid this villa at all costs — it's a complete scam. From the minute we stepped in, it was clear we had made a huge mistake. The five-star ratings are completely misleading — guests are bribed with two free nights in exchange for glowing reviews. That’s the only reason this place ranks so highly. The condition of the villa was appalling. The walls were stained and crumbling in places, the couches were sticky and visibly grimy, and every appliance in the kitchen was coated with layers of grease. The bedsheets and cushions smelled of mildew and had visible mold patches — we even found spots of fungus growing. It was truly unhygienic and borderline unsafe. Despite boasting a range of amenities like a fridge, microwave, gas stove, and washing machine, not a single one of them worked. The villa’s description is completely false — it's a list of features that exist only on paper. The caretakers were unhelpful and outright dismissive. Repeated requests for even basic help were ignored. Their attitude made it very clear that they had no interest in assisting us whatsoever. To make matters worse, the villa provided no basic supplies. No soap, no towels, no floor mats — not even toilet paper. We had to run out and buy everything ourselves just to survive the first night. That alone speaks volumes. We had booked the villa for a group of 11. They gave us only 5 plates. There were no utensils, no pots, no pans — absolutely nothing to cook with or eat from. It’s absurd to advertise this place as suitable for a group when it’s barely equipped for a couple. When we raised our concerns with the owner, she responded by accusing us of trying to con her out of a discount. There was no apology, no attempt to fix anything — just outright blame and rudeness. This villa is a complete con: fake reviews, filthy living conditions, non-functional facilities, and a rude and negligent host.

The place is very good, enjoy this fabulous place. You get full privacy and rooms are quite good and well maintained. Good for family, friend groups and office picnic. Should b visited and can b most enjoyed during winter time

This villa was a complete disaster from the moment we walked in. The only reason it has five star reviews is because they offer guests two free nights if they leave a glowing review. That is the only thing keeping this place rated so highly. Do not fall for it. The place was filthy. Walls were stained and patchy. Sofas were sticky and dirty. Every appliance was covered in grease. The bedsheets and cushions were moldy and smelled awful. There was actual fungus growing in spots. It was beyond unhygienic. The villa advertises appliances like a fridge, microwave, washing machine and gas stove. Not a single one of them worked. You are given a full list of features that are completely non-functional. The caretakers were incredibly rude and lazy. We asked them again and again to help with the most basic things and they did nothing. They made it very clear they could not care less. We were not given any toiletries. No soap. No towels. Not even floormats. Nothing. We had to go out and buy our own essentials just to get through the first night. That alone should tell you everything. We booked the villa for 11 people. They gave us only 5 plates. No utensils. No cooking pots or pans. Nothing to eat food in. Nothing to cook with. It is absurd to claim the place is meant for a group when it is barely equipped for two people. When we contacted the owner about these problems she responded by accusing us of trying to scam her for a discount. That was the final insult. Zero apology. Zero effort. Just blame shifting. This villa is a trap. Fake reviews. Broken amenities. Dirty interiors. Hostile service. Avoid this place at all costs.

I request everyone not to be misguided by the photos. This place is a total mess. No kitchen, no reception, no towels, no soap, smelly bed sheets, pool filter not working. Above all entire environment have smell of burning tyre because of a warehouse behind the property.

The caretakers of both villas - Somesh and Ajay were not at all service oriented. They worked as per their will.we had to work half the time to get cleanliness ensured. The towels,soaps were provided after multiple reminders. And the towels,bedsheets and quilts were not clean enough. The utensils in the villa were also not enough in quantity. Overall, the villas were not value for the money paid. Also, there were cockroaches in both the villas. In One of the wash basins, the water was clogging.

Extremely Disappointed with the Property Rihaana My recent stay at this property was far from what was promised. Here are the major issues we faced: Poor cleanliness – Both the rooms and the swimming pool area were not clean and was full of foul smell Faulty washroom locks – The locks on the washroom doors were either broken or not working properly. Delayed towel service – Towels were provided extremely late and for a group of 14 people only 8 towels were provided. TV not functional – The television in the room wasn’t working at all. Damaged kitchen area – The kitchen was in a terrible state and looked completely neglected. Garbage at the entrance – Trash was left outside the villa entrance, creating an unpleasant first impression. Broken mosquito nets – This made the stay uncomfortable, especially at night. No toiletries provided – Basic amenities like soap, shampoo, and toilet paper were missing. Arrogant attitude of the caretaker Given all these issues, the high price we paid feels completely unjustified. I would not recommend this place to anyone and hope the management takes serious steps to improve the conditions.

Avoid Lugani Villas at all costs! The place is filthy — smelly, stained bedsheets, cockroaches on the beds and sofas, dirty terrace, torn furniture, and broken fittings (fan and flush). The worst part? The owner refuses to admit any fault and instead blames guests. This property is completely mismanaged and not worth your money or peace of mind.
