The Frances Modern Inn

Went to Austin for three days and two nights, and this has been the most pleasant travel experience I've had! First of all, the location is fantastic. It's literally near multiple entertainment and food options—they have a pasta restaurant called "Poeta" downstairs that my coworkers gave an 11/10 rating!—and it's within walking distance of many places. The rooms are exactly as you see them on the website, and even better. After a long three-hour trip, being able to sleep in a comfortable bed (which is not easy to find) felt like sleeping on a cloud. The staff is very responsive, and the attention to detail at The Frances Modern Inn is something I highly appreciate. It was such a pleasant experience overall, and I highly recommend keeping this place at the top of your list if you travel to Austin.

The Francis Modern Inn is simply the coolest place to stay in Austin! Gorgeous decor and vibe - no cookie cutter rooms here! The rooms are all uniquely decorated, comfortable and so welcoming. Vicki and Jennifer went above and beyond - obviously loving what they do - surprising and delighting their guests with little extras, as well as simple kindness - what we need more of these days! This beautiful “unicorn” of a boutique hotel is well located to “home base” out of while visiting Austin! It’s simply lovely!!

I booked this for my Fiancés birthday and it did not disappoint at all. Having Poeta attached is a nice feature being so close. I stayed in room 2 and it was just perfect. The decor is not something you see at a typical hotel, the rainfall showing felt great and there was a small balcony that overlooked the Main Street. On the top of the building there is a rooftop with unobstructed views of downtown. Thank you for helping make it a great experience.

A beautiful hidden gem, this was our first time staying at The Frances Modern Inn, and it exceeded our expectations. The room was meticulously and beautifully decorated, and we really enjoyed the amenities provided. It's in a great location close to bars/coffee shops/restaurants, which was a plus. The check-in and check-out process was very efficient as well. Overall, we would definitely stay here again and look forward to it!

Vicki is a great host, super accommodating and friendly. The check in/out process was so easy too. The rooms were clean and beautifully decorated, no cookie cutter stuff here. The location is awesome; it’s near all the cool stuff, not to mention next to Nickel City. As a bonus they have a beautiful outdoor area with sparkling water/coffees provided! Almost reluctant to post this review otherwise people may monopolize this Austin gem.

I can’t say enough about the Frances Modern Inn. From the minute you walked onto the property you knew you were someplace special. It’s so refreshing to stay somewhere that’s not a cookie cutter of all the generic hotels. The rooms are so unique and the refreshments on the communal patios are the best! Comfy bed, good pillows and a great shower make for a great nights sleep.

If I could give The Frances Modern Inn 100 stars I would! Vicki and her team are incredible and made our stay so memorable. We booked the entire hotel for our wedding weekend, with our wedding party staying in the rooms, and held our welcome reception and farewell brunch in the event space. The team pivoted quickly when we had a surprise chilly weekend and put out heaters for our guests and even brought in a fire pit! The hotel itself is beautiful, so unique and so much character in the decor. All of our guests raved about their rooms! The communal spaces on each floor are so welcoming with coffee and tea for our guests, and it was so much fun having everyone in our wedding stay together. Poeta was also delicious for a family meal before everyone arrived! Easy walking to downtown. Many of our guests walked over to Franklins BBQ during their stay which is under 5 minute walk from the hotel. If you are debating staying here DO IT! You will not be disappointed. We cannot wait to come back!!

Loved our stay here and would highly recommend for anyone. Owners ensured the experience was personable, which was such an added gift for our stay. They even gave us a Valentine’s card! Only MINOR negative, the four spots behind the property are so small that we were actually blocked in from leaving because a huge SUV parked next to us, leaving no room for me to get into the driver’s seat. Thankfully, hotel is well located and we just walked! They also offer the parking validation for a nearby lot, so you can always do things differently than we did.
