★★★★★3 friends from the UK stayed here for 10 nights, then after 10 days up in the hills returned for 9 nights, so we got to know the property very well. Ann and her family are very welcoming and friendly. Nothing is to much trouble. Breakfast is plenty enough to see you through until you go out for the evening meal. The gardens are well kept and a delight is sitting under the balcony outside reading amongst the ambience of the garden. The town and beach front are 5-10 minute walk. I recommend this Residency, if you are undecided where to stay look no further.

★★★★I stayed 6 nights at Ann’s Residency with my husband, sister-in-law and a long-standing friend. We found Anne, Leslie and Maria very friendly and helpful. The breakfasts were good and healthy with lots of fruit, toast and eggs.||The garden is beautiful, quite a haven from busy Fort Kochi. We were surprised how near we were to the places we wanted to go and we found several good restaurants within easy walking distance. ||Our room was a bit small for a couple. We wished we had booked a deluxe room because a bit more space would have made it more comfortable - booking.com take note!||The biggest drawback was the mosquitoes, but that would apply anywhere in Kochi because of the amount of still water channels. I would recommend buying Odomos and applying it liberally if you want to sit outdoors!

★★★★This was our second visit to Ann's Residency. The outside of the complex is still so lovely and peaceful. The rooms could use a facelift especially the lighting. It is not possible to read in the rooms at night. The bathrooms could also use a bit of modernisation. But the location is excellent and Ann is a very welcoming and friendly person. The breakfast is very plentiful and good. The restaurant Oceanos is right around the corner which is great too. I still recommend the guesthouse as it is still good value, but I think that it will need some modernization in the coming years if it wants to keep up with the growing competition around town. Cochin is really getting to be a popular destination and there are new places opening every month. There is a lot to do and see in Cochin.

★★★My cousin and I and our wives stayed here for 1 night at the start of our 11 day tour. Ann kindly arranged an airport pickup for us for an extra charge. It is a beutifull old buiding with a nice fron garden. Well situated fro sightseeing and restaurants etc. The room are basic and a bit dated. Our basin tap was loose and there was stains in the bath. The breakfast was not hotel standard but it was ok. Ann was very friendly and helpfull.||All in all it is an ok place for a stop over. We would stay again for 1 or 2 nights if passing.

★★★★★The location is great. Can walk many places including great restaurants and shops. . The owner is very welcoming and our room with attached bathroom was clean and comfortable. They even have mosquito nets on the beds. Great breakfast too. I highly recommend it as a place to stay in Kochin.

★★★★this residency is very nice place to stay in Cochin it has very good location. The whole staff and management of the hotel is one family, the lady and her two children - God bless them - they are very kind and they help you to feel yourself at home. At the lobby they have very nice library you can just pick out a book and sit at the beautiful garden to read and enjoy the nature. At breakfast time Mrs Ann will be always busy in the kitchen preparing for you a delicious food. Mrs Ann as well can arrange for you daily tours like backwater boat trip and visiting the main sightseeing at the city and also airport pick up, with Mr George who is a very good and kind man with great hospitality- Mr George has an old model car but look as new. Don't miss this nice place.

★★★★★Stayed in Kochi for a short 2 day trip to see the Biennale. Ann's Residency is amazing for this purpose. Situated bang in the middle of Fort Kochi, it is central to almost all the venues of the Biennale and many good restaurants. ||||Our hosts, Ann and Leslie, were extremely courteous and were very attentive to all our needs. They were more than helpful when we enquired about places to eat and shop. Will definitely stay here when I visit the next time.

NillThe rooms were dingy. There was no hot water in the bathroom. Except for the garden outside, this place is not worth the money. Breakfast could have been better. The hosts were polite and helpful. We would rather prefer to stay in a hotel where they have room services. I would not recommend this option to anyone.
